The other thing on the whole social movenents is it’s not new. Look at Vietnam, look at women in the work place etc…. Cultures evolve and usually the younger generation disagrees with the older generation (look at the 20’s as an even older example).

I’m more like you in not caring for either party and seeing the world as grey not black/white. Usually those movements start with the kernel of truth or a decent reason. Unfortunately as with everything in life pendulum swings very hard.

Life has a way of getting back to balance over the long haul though.

Meanwhile I second your opinion of not carying about politics - not worth it and no benefit to me.

Buy the house first, otherwise you'll regret it one day.

First take care of the your family and health, followed by buying a house and then everything else.

On the flip side, I love cars. Love looking at them, touching them, riding in them, hearing them (not smelling them so much lol, don't like "new car smell" - do you know they bottle that smell and spray it at lesser dealerships? The bottle literally says "new car smell. Grossss.)

Just trying to say that everything is a waste of money to someone, and not to others.
I don't like vacations too, but like traveling to specific countries because of various reasons.

Start with a duplex. Live on one side and rent the other. Normally your just partying and having fun in the first house anyway . Then after a few years, buy a home and start renting the other side. Easy way to get started. I’m going to sell my nephew 1 of my duplexes when he is ready. Hopefully if he wants to put in the work, he can do the rental property thing if he wants. It’s a great side hustle for anyone You don’t need college to do this type of thing. It can be very good money if you stick with it. Just my opinion.

For those that say buying a house is the only way - I don't believe it. Everyone is different and everyone enjoys different things and has different priorities.

I had one of those cookie cutter luxury apartments in my 20s and a lot of disposable income for toys. I was pretty happy.

I have a house now, but even if I paid off the mortgage today, I still owe the government $1500 bucks a month for property tax...

Own two investment homes but currently renting the home im living in.. dont want to pay for a 10k+ mortgage when I can pay about $5k rent for a similar sized home

I/We have owned our last 3 homes. When I do go to an apartment complex for whatever reason and see $70-$100k vehicles, I can't understand the "priorities" those people have in life. That''s just 1 guys opinion though.

I think there are tons of people who don’t want to own. I think that number is also rising quickly. Which is great for someone who has rentals. Like I posted above. Rentals are going to be popular for a long time. This younger gen doesn’t want to do any work. So they definitely don’t want to take care of the yard, replace water heater/ pretty much anything. Lol. The few times I had people leave, they were filled instantly🤑

I just got divorced. I live alone. I rent. It's just easier. It's a nice place, with a garage for the M. I don't think I'll buy another home unless I meet a woman who wants to. In this environment (higher rates, less inventory) make me less in a hurry.

The perception that renters aren't wealthy or that homeowners are is nonsense.

You pay that property tax regardless of if you rent or own. The difference is when you rent it's baked into the monthly rent of the unit - not a separate line item like when you purchase.

I guess you can look at it that way. When you rent, you have way more maneuverability though.

We just sold our old primary house and bought a new house. It was a major pain because of all the work involved, so i'm a little jaded right now. Sometimes I miss the simplicity of paying rent monthly with the flexibility of leaving when I want, and having all the maintenance taken care of.

I think when I get older, i'd be fine with a little 2-bedroom condo.

Can't argue with that. I think we're at a point where, with kids, we're not really looking to move around much. May look at things differently when the kids are out of the house, but we've got a LONG way to go for that.

Drove an STi in the 2000s and rented, then drove a Q50 and bought a first house. Got married, got a second house, rented the first one and finally got the G82.

I'd side with getting the house first and let the equity build without much in the way of effort.

And, if possible, try to pay cash, live in the paid off house, and have renters pay any mortgages you have.

I only wish sometimes the wife didn't want to live in the most expensive areas of the country lol

Homeowner here. I was fortunate to buy when the market was garbage back in 2008. Got a 3 bedroom, 1.5 bath condo w/ a Diamond Head view from my lanai. I just ordered a M3 Comp and production will start week 38.

Renting here - Can provide more transparency and numbers to this thread

Toronto downtown - detached houses start at 1.8m, with +5% mortgage rate and 20% down, that's 9k for mortgage alone. Adding property tax, utilities, insurance, maintenance - total cost goes up quite a bit.

(fyi at 1.8M, you don't get a garage, only street parking. For a garage it's +2.3M)

Compared to renting, you're paying much much less.
