Started out flying F-4 Phantoms for the Air Force, including all expenses paid vacation in Southeast Asia. Long civilian career in Manufacturing and Materials Management--everything from heavy capital equipment to high tech. Ended up back in the Air Force as a civilian. Last job was Director of the Program Management Office for Air Force Space Command. Retired and healthy. As Martha S used to say "That's a good thing..."

I'm in healthcare (self employed) and plan to exit & go into RE development when I get bored & have the capital

The more cash you have, the exponentially better real estate gets, developing large scale projects isn't cheap

The first step to get in is $$$, but you can still make small profits before you get real capital.

In RE you need money to make money, if it's not yours sometimes you can use other people's and they become investors in your vision/talent but it's hard to be good in it if you don't have much experience, you can have some lucky strikes but you can mess up real good real fast..

My father was in construction/renovation and selling sun rooms, started from scratch and worked his ass of to make it. All $ he made he mostly invested in forest land because having grown in the country side he knew this like the back of is hand and was good at managing it.

Many many years later we were able to use the lands he owns as a leverage to make RE development, I spent 15 years of my life getting good at it and I am still learning, started from the bottom doing everything, accounting, repairing clogged toilets, getting called in the middle of the night at Christmas for a leaking roof etc. Now have a team of 6+ employees and starting to have better quality of life.

Tip1: Remember it's a lot easier to ask someone to do something or comprehend there job when you been there.

Tip2: Getting key people around you is far more important than being good in everything. I don't have high studies but I have experience you can't learn anywhere.
